			<content:encoded><![CDATA[<p>The April 2012 market statistics are available!  Below is a summary of how the Kauai real estate market is doing year to date so far for 2012 compared to last year.</p>
<p><strong>Residential Sales</strong><br />
Year to date island wide residential sales have continued to increase! At this time last year there had been 118 residential sales and so far this year there have been 125 (7 more sold); an increase of 5.93%. Sales volume is down slightly compared with 2011.  There has been approx. $95.6m in sales so far this year compared with approx. $96.5m in 2011; a decrease of 0.87%.  The median sales price increased to $450,000 year to date compared with $446,250 in 2011.</p>
<p><strong>Condo Sales</strong><br />
The number of condos sold year to date has increased from 91 sold in 2011 to 94 sold so far in 2012 (3 more sold); an increase of 3.30%.  Sales volume for condos has also increased. There was approx. $30.9m in sales last year compared with approx. $33.3m in sales so far for 2012; an increase of 7.76%.  The median sales price increased to $287,500 from $204,900 in 2011; a 40.31% increase.  This is likely due in part to the decreasing inventory of inexpensive “condo-tel” hotel room units available at Kauai Beach Resort.  The sales prices on these units have continued to increase each month this year.  The inventory of super cheap $25,000 units are gone and prices of active listings and those currently in escrow now range from $36,600 – $89,900.</p>
<p><strong>Vacant Land</strong><br />
The number of vacant land parcels sold this year is down compared to 2011.  There have been 34 parcels sold in 2012 compared to 39 at this time last year; a decrease of 12.82%.  Sales volume for vacant land is down 46.52%.  There were approx. $23.8m in sales in 2011 compared with approx. $12.7m so far this year.  The median sales price decreased 33.12% from $385,000 to $257,500.</p>

			<content:encoded><![CDATA[<p>The March 2012 market statistics are available!  Below is a summary of how the Kauai real estate market is doing year to date so far for 2012 compared to last year.</p>
<p><strong>Residential Sales</strong><br />
Year to date island wide residential sales have increased! At this time last year there had been 91 residential sales and so far this year there have been 96 (5 more sold); an increase of 5.49%. Sales volume is down compared with 2011.  There has been approx. $67.8m in sales so far this year compared with approx. $79.7m in 2011; a decrease of 14.99%.  The median sales price decreased slightly to $449,250 year to date compared with $450,000 in 2011.</p>
<p><strong>Condo Sales</strong><br />
The number of condos sold year to date has decreased from 68 sold in 2011 to 59 sold so far in 2012 (9 less sold); a decrease of 13.24%.  However, sales volume for condos has increased just slightly. There was approx. $20.7m in sales last year compared with approx. $21m in sales so far for 2012; an increase of 1.45%.  The median sales price inreased to $290,000 from $187,450 in 2011; a 54.71% increase.  This is likely due in part to the decreasing inventory of inexpensive “condo-tel” hotel room units available at Kauai Beach Resort.  The sales prices on these units have continued to increase each month this year.  The inventory of super cheap $25,000 units are gone and prices of active listings now range from $44,900 &#8211; $89,900.</p>
<p><strong>Vacant Land</strong><br />
The number of vacant land parcels sold this year is down compared to 2011.  There have been 24 parcels sold in 2012 compared to 32 at this time last year; a decrease of 25%.  Sales volume for vacant land is also down 52.62%.  There were approx. $21.5m in sales in 2011 compared with approx. $10.2m so far this year.  The median sales price decreased 29.01% from $405,000 to $287,500.</p>

			<content:encoded><![CDATA[<p>The February 2012 market statistics are available!  Below is a summary of how the Kauai real estate market is doing year to date so far for 2012 compared to last year.</p>
<p><strong>Residential Sales</strong><br />
Year to date island wide residential sales have increased! At this time last year there had been 56 residential sales and so far this year there have been 63 (7 more sold); an increase of 12.50%. Sales volume is down compared with 2011.  There has been approx. $42m in sales so far this year compared with approx. $57m in 2011; a decrease of 26.23%.  The median sales price decreased to $425,000 year to date compared with $459,000 in 2011.</p>
<p><strong>Condo Sales</strong><br />
The number of condos sold year to date has decreased slightly from 44 sold in 2011 to 40 sold so far in 2012 (4 less sold); a decrease of 9.09%.  However, sales volume for condos has increased  There was approx. $13m in sales last year compared with approx. $15m in sales so far for 2012; an increase of 14.85%.  The median sales price inreased to $295,000 from $188,755 in 2011; a 56.29% increase.  This is likely due in part to the decreasing inventory of inexpensive “condo-tel” hotel room units available at Kauai Beach Resort.  The sales prices on these units have increased over the last few months as well.  The inventory of super cheap $25,000 units are gone.</p>
<p><strong>Vacant Land</strong><br />
The number of vacant land parcels sold this year is down compared to 2011.  There have been 14 parcels sold in 2012 compared to 17 at this time last year; a decrease of 17.65%.  Sales volume for vacant land is also down nearly 50%.  There were approx. $10m in sales in 2011 compared with approx. $5m so far this year.  The median sales price decreased 34.75% from $400,000 to $261,000.</p>

			<content:encoded><![CDATA[<p>Wondering how the Kauai real estate market was in 2011 compared to 2010?  The number of residential sales was steady with only two more homes sold in 2010 than in 2011, but the sales volume was up by over 16%!  The number of condos sold went up quite a bit in 2011, but the number of vacant land sales went down.  Below is a summary comparing 2011 sales to 2010 island wide.</p>
<p><strong>Residential Sales<br />
</strong>Residential sales for 2011 have remained very steady when compared with 2010. There were 360 residential sales in 2011 compared with 362 in 2010, however sales volume was up compared with 2010.  There was approximately $284m in sales for 2011 compared with approximately $244m in 2010; an increase of 16.44%.  The median sales price decreased to $455,000 compared with $500,000 in 2010.</p>
<p><strong>Condo Sales<br />
</strong>The number of condos sold in 2011 increased from 2010.  There were 245 sold in 2010 compared to 290 in 2011 (45 more sold); an increase of 18.37%.  The sales volume for condos increased from approximately $85m sold in 2010 to approximately $92m sold in 2011; an increase of 8.40%.  The median sales price decreased to $227,000 in 2011 compared to $270,000 in 2010.  Keep in mind, this is due in part to the high number of sales of inexpensive “condo-tel”units sold this year at Kauai Beach Resort, many under $50,000.</p>
<p><strong>Vacant Land<br />
</strong>The number of vacant land parcels sold in 2011 was down compared to 2010.  There were 97 parcels sold in 2011 compared to 111 in 2010; a decrease of 12.61%.  Sales volume for vacant land was down in 2011 as well by 43%.  There were approx. $83m in sales in 2010 compared with approx. $47m in 2011.  The median sales price increased 5.45% from $275,000 to $290,000.</p>

It seems as if we have opened more escrows in the last few months than in the rest of the year combined. 			<content:encoded><![CDATA[<p>The question I get asked most by clients, friends, and family is “how’s the market?”  The October market statistics are available so let me share with you!</p>
<p><strong>Residential Sales<br />
</strong>Year to date island wide residential sales have remained pretty steady. At this time last year there had been 276 residential sales and so far this year there have been 294 (18 more sold); a slight increase of 6.52%. Sales volume is up compared with 2010.  There has been approx. $202m in sales this year compared with approx. $181m in 2010; an increase of 11.54%.  The median sales price decreased to $450,000 year to date compared with $500,000 in 2010.</p>
<p><strong>Condo Sales<br />
</strong>The number of condos sold year to date has increased from 200 in 2010 to 233 (33 more sold); an increase of over 16.5%.  However, sales volume for condos is down slightly.  There was approx. $63m in sales last year compared with approx. $62m in sales so far for 2011; a decrease of 2.48%.  The median sales price decreased to $220,000.  Keep in mind, this is due in part to the consistent number of sales of inexpensive “condo-tel” hotel room units at Kauai Beach Resort.  There have been 46 sales at Kauai Beach Resort this year with sales prices ranging from $22,400 – $95,000.  30 of the 46 sales sold for under $50,000.</p>
<p><strong>Vacant Land<br />
</strong>The number of vacant land parcels sold this year is down compared to 2010.  There have been 80 parcels sold in 2011 compared to 93 at this time last year; a decrease of just under 14%.  Sales volume for vacant land is also down nearly 29%.  There were approx. $53m in sales in 2010 compared with approx. $38m so far this year.  The median sales price increased 8.62% from $290,000 to $315,000.</p>
